• Base plates and foundation bolts are provided as per the approved design and site requirements for seamless installation.
• A foundation layout and column details, based on the site contour map and soil conditions, will be shared with the client within 7 days of signing the agreement.
• All civil work—including foundation laying, septic tank installation, sewerage and water supply provisions, main electrical supply setup, area grading, and land development—is the client’s responsibility.

• Primary framework constructed using treated SHS/RHS sections of standard ISI-certified thickness, tailored to the design and site requirements.
• Outer railing made from treated SHS/RHS for durability and strength.
• Staircase railing crafted from treated SHS/RHS, ensuring safety and structural integrity.

Note:

• Standard finishes in design and weight will be applied.
• Customization involving design variations or structural modifications for individual cottage styles is available at an additional cost.

All our roofing and wall designs are equipped with Rock Wool insulation, ensuring superior thermal and acoustic performance. This provides protection against temperature fluctuations while enhancing energy efficiency and soundproofing, creating a comfortable and sustainable living environment.

All our external cladding and roofing materials are weatherproof, ensuring durability and protection against the elements. For enhanced waterproofing, additional roof and wall membranes sealed with jointing tapes are available at an additional cost, based on design requirements.

The flooring is built with heavy-duty composite fiberboards of 16mm thickness for durability and strength. Vitrified tiles of approved design are then installed on floors and bathroom walls for a premium finish.

For added customization, clients can choose from Laminate, IPE, SPC, or PVC flooring in a variety of colors, available at an additional cost.

Our external walls are cladded with composite fiberboard planks coated with weatherproof oils in the color of your choice. The inner layer consists of 6mm fiberboard, expertly jointed and treated for enhanced weather resistance and acoustic insulation. We offer a conditional warranty of up to 15 years on exterior cladding, subject to site conditions and the selected design.

The roof is cladded with metal shingles featuring an asphaltic stone coating for superior durability and protection. Additional roofing options, including Galvalume, asphaltic shingles and liners, wood-coated galvanized metal cladding, and Thermo pinewood, are available at an additional cost.

All internal walls are cladded with 8mm composite fiberboard, expertly finished with proper jointing and a premium emulsion coating for a smooth and refined look.

For added customization, we offer a variety of internal finishes, including thermo-pine, cladding, and paneling, available at an additional cost.

• All plumbing work is carried out as per architectural drawings, using CPVC piping from reputed brands like Supreme, Astral, or equivalent composite conduiting.
• Sanitary fixtures: Jaquar Opal range.
• Ceramic fixtures: Jaquar Opal range.

Note:

• Floor-mounted toilet seats will be provided.
• Washbasin (WB) will be table-top with a granite counter and vanity cabinet.
• Water storage tank is not included in the offer.

• All internal and external doors, sliding doors, windows, and fixed panels are made from UPVC sections with 5mm plain toughened glass for durability and safety.
• Frosted, tinted, and fluted glass options are available at an additional cost.
• DGU (Double Glazed Units) and mosquito mesh can be added at an extra cost.
• Standard framework is provided in white color. Wood finishes and other solid colors are available at an additional cost.
• Sleek aluminum frames are also available at an extra cost for a premium aesthetic.

• Ancillary wiring: High-quality wires from Havells or equivalent, with conduits from Polycab, Diplast, or equivalent.
• Switches, fitments, and MCB installation: Premium brands such as IndoAsian, Alvira, Legrand Britzy, or equivalent.
• Lighting and ventilation provisions: Includes basic lighting and AC provisions from Jaquar, LedLum, Wellit, or equivalent.

Note:

• Only basic ceiling downlighters are included.
• Wiring for solar and earthing is included.
• Fans, exhaust fans, AC units, and kitchen appliances are not included in the cost.
• Fancy lighting, sensor lighting, park lights, and pillar lights are not included in the cost.

• Fixed and loose furniture, including soft furnishings, modular kitchens, and cupboards, are not included in the standard offering.
• However, these can be customized and provided at an additional cost.
• Bathroom vanities are included in the standard designs.

The unit will be handed over within 12-16 weeks from the date of agreement, subject to the availability of the selected material palette as per the design.

• Our designs come with a 10-year structural warranty, covering any structural or waterproofing anomalies.
• Our prefab structures are structurally vetted and approved to withstand wind speeds up to 100 mph and are designed for Seismic Zone IV compliance.

Disclaimer:

• Any damage or loss resulting from land excavation near the site, landslides, falling boulders, natural disasters, or similar external factors will be the client’s responsibility.

Our structures are built using industry-leading materials, ensuring exceptional durability and longevity. With proper maintenance, the lifespan of our prefab structures exceeds 50 years.

• Interiors: First-quality acrylic emulsion for a smooth and elegant finish.
• Exteriors: Weathercoat/weatherproof oils for long-lasting protection.
• Grills & Gates: Enamel paint for durability and corrosion resistance.

Note:

• Acrylic emulsion, enamel paint, and exterior paint will be sourced from Nerolac, Asian Paints, or Berger.

• Freight charges will be additional, calculated as per actuals.
• Labour charges, including the use of cranes for loading/unloading, will be charged separately.

The client is responsible for arranging boarding and lodging for the installation crew at or near the work site.
